Prices include one set of bed linen, one set of towels per person and tea towels.

        Payment terms: 50% prepayment of the rental price upon booking, the remaining 50% plus security deposit due 14 days prior to arrival. For short-notice

        bookings (within 14 days of arrival), immediate payment of 100% of the rental price and security deposit is required.

        The cleaning fee is payable in cash on arrival.

Damage deposit: EUR 300 to EUR 500 (payable in advance)

The money will be refunded to your bank account within 10 working days after cleaning.

Key handover is not possible without a paid deposit.

In case of late departure, damage, excessive soiling (e.g. pet hair on seating and reclining furniture, uncleaned oven and stove) and loss of furniture and/or household items, we expressly reserve the right to offset the costs against the deposit or issue a separate invoice.

Arrival: from 5:00 PM to 7:00 PM

Departure: by 10:00 AM

Other arrival and departure times (early morning and late evening) are available upon request and for a fee of EUR 20.

Pick-up from the train station or airport may also be possible upon request.

Children are of course very welcome here.
For children you will find some games, puzzles, books etc. in the holiday home, as well as a baby travel cot, a changing table, a high chair and baby equipment on request.
Dogs are welcome and stay free of charge. Please let us know in advance. (Depending on the number and size of the dogs, a slightly higher final cleaning fee may apply.)
For the dogs, there are dog cushions to lie on, special blankets and bowls.
The large garden and olive grove offer plenty of space to run around.

The keys will normally be handed over in person on site.

There is a keybox in front of the house, but only for special occasions such as very late arrival etc.

Key handover and access to the property are not possible without payment of the full rental price, the security deposit, and the cleaning fee.

Use of the washing machine, electricity, water, and gas are included in the price within normal limits. (However, should consumption be exorbitantly high, we expressly reserve the right to charge extra.)

All consumables such as coffee, toilet paper, detergent, dishwasher pods, etc. are available upon your arrival.

When using the dishwasher, please ensure that there is always enough dishwasher salt and rinse aid in the appropriate dispenser! (Pay attention to the lights!)

We kindly ask you to replenish these items for the next guest before departure, if they have been used up.

Clothes drying rack, ironing board and iron are available for use.

A vacuum cleaner, broom, and cleaning supplies are provided for your use during your stay.

Should you require additional cleaning during your stay, please feel free to request it.

CANCELLATION POLICY

 

No-shows, illness, or other unforeseen circumstances are generally not considered valid reasons for cancellation and a refund of the rental price. We always require proof of such circumstances.

Even in the case of epidemics, a refund is only possible if the accommodation is denied due to official national regulations.

In principle, a refund can only be issued within our cancellation policy and the specified timeframe.

If you are unable to travel for justifiable reasons, we recommend postponing your booking to a later date.

 

(1) If the tenant cancels (terminates) the contract before the start of the rental period without naming a replacement tenant who enters into the contract under the same conditions, the following pro rata rents are payable as compensation, provided that re-letting is not possible:

Cancellation

-Up to 60 days before the start of the rental period: 25% of the rental price

-Up to 50 days before the start of the rental period: 50% of the rental price

-Up to 30 days before the start of the rental period: 75% of the rental price

-Up to 20 days before the start of the rental period: 90% of the rental price

-Otherwise (up to 19 days before the start of the rental period) 100% of the rental price.

Nevertheless, the landlord is making every effort to rent the property to someone else. If the property is re-let for the entire period under the same conditions, the tenant will receive a full refund of their rent.

(2) The tenant can prove a lesser amount of damage at any time.

(3) If the tenant terminates the stay prematurely, for whatever reason, or fails to arrive, he remains obligated to pay the full rental price. No refund will be given.

(4) Cancellations can be made by email or letter, but not verbally. The date of receipt of the declaration by the landlord is decisive. We recommend taking out travel cancellation insurance. Please contact your insurance agent or search online for more information.

(5) If the landlord is unable to provide the holiday home due to a clear entry ban (COVID-19), the tenant will receive a full refund of the rental price already paid or can rebook free of charge for a later date. If the landlord is able to provide the holiday home, but the tenant cannot reach it due to entry restrictions, cancellation or rebooking is possible upon payment of a processing fee of EUR 100. The difference will be refunded or credited towards the new booking. Travel warnings and recommendations that are not clear bans are subject to the cancellation conditions in point 1.

(6) If you did not book privately with me, but via a rental portal, then the cancellation conditions of the respective rental portal apply.

HOUSE RULES

The house rules are an integral part of the rental agreement and holiday rental contract!

By making a booking or inquiry, you simultaneously confirm your agreement to the house rules and terms and conditions.

 

Unfortunately, rules are unavoidable. Therefore, I kindly ask you to observe the following points when you are a guest in my holiday home, so that subsequent guests can also feel comfortable:

SMOKING PROHIBITED

This is a non-smoking property. Smoking is prohibited in all living areas and bedrooms. Smoking is permitted on the balcony and in the outdoor area. Ashes and cigarette butts must be disposed of in the ashtray! Failure to comply, or excessive littering such as cigarette butts in the outdoor area, will result in an additional charge of EUR 30.–.

REST TIMES

Please respect the neighbors’ peace and quiet at night!

Parties, bachelor/bachelorette parties, etc., are not allowed!

DAMAGE REPORTS

The holiday home is equipped with everything you need and lovingly furnished. Please let us know if anything is missing or broken so that we can take care of it.

It’s not a problem if a glass or plate breaks, and I won’t charge you for every little thing or deduct it from your deposit, because nobody’s perfect. However, I would appreciate it if you would always let me know if something breaks or gets badly soiled. The tenants arriving after you will thank you. It also helps us better prevent the risk of broken glass, etc. Please report any damaged or badly soiled mattresses, duvets, pillows, and mattress pads to us immediately so they can be cleaned or replaced.

Please do not use the blankets, throws, or blankets provided in the house for your dogs. These are intended solely for human guests! If they become unusable due to dog hair, we will have to charge you for them! We have special blankets for dogs.

Due to past incidents of damage, we urge you to be especially careful when using sunscreens or oils on the sun loungers and chairs. Please place towels underneath them everywhere. Sunscreen oil stains are very difficult, if not impossible, to remove.

These costs will be deducted from your security deposit! Duvets, pillows, chair or lounger cushions = €30 each, mattress = minimum €200 each.

In summer, please keep windows, balcony doors, and shutters closed during the day to keep the heat out, and do not run the air conditioning at the same time if windows are open. At night, you can open many windows, but please be mindful of mosquitoes.

If it’s windy, you’re staying indoors for an extended period, or you’re leaving the house, please be sure to fold up your parasols and put everything away. Strong winds are common in the area, and these can easily break or blow away parasols and other items.

For damaged furniture, appliances, etc., we will calculate the replacement value and, as a precaution, retain the entire security deposit. The difference will be refunded after replacement. Our designated representative will inspect all rooms, furniture, and mattresses on both sides upon and after your departure. Please treat our belongings as if they were your own. Thank you for your care and honesty. We strongly recommend liability insurance; however, your household insurance usually covers any damages incurred.

All interior furnishings must not be moved or rearranged outside. Rearranging the furniture in any way is strictly prohibited.

HOUSE CLEANING

Final cleaning costs are not included in the rental price. We have outsourced these services. These costs must be paid in cash on site.

Upon arrival, you will find a clean house. The condition of the house upon handover is always documented internally with photos.

Please leave the holiday home tidy. A broom, mop, and vacuum cleaner are provided. Normal wear and tear and cleaning of the holiday home are covered by the final cleaning fee.

If you are bringing dogs, please ensure that all dog hair is removed and that all dog waste is cleared from the property. If our cleaning staff or gardener has to remove too much dog waste after your departure, this will incur additional costs, which will be deducted from your security deposit at a flat rate of EUR 30–.

Upon departure, please do not leave any perishable food in the refrigerator, clean the oven and stovetop, and dispose of your rubbish in the bins along the street. Italy is very strict regarding waste separation! If waste is not separated, the bin will not be emptied! Thank you. Any additional work in this regard, and cleaning beyond the normal scope, will be charged at a rate of €30 per task and deducted from your security deposit, as we have outsourced these services.

The apartments are equipped with smart TVs. Depending on the unit, there is also a stereo system and DVD player.

Please check before departure whether you have changed the language or other settings on these devices during your stay. If so, please reset them to their original settings. Should we require technical assistance to restore the original state, we will have to deduct the cost from your security deposit.

Please do not leave food, meals, or pet food out in the open. Ideally, store them in closed containers such as jars or Tupperware to prevent infestations. In warm, southern countries, ants and other pests often appear very quickly but are very difficult to get rid of. This could be very unpleasant and costly for you and for all of us.

We also ask you to please pay attention to the drains and not dispose of food scraps, oil, etc., in them. Should we encounter any problems after your departure that are attributable to your stay, we will charge you for the cleaning or necessary specialist services. Often, resolving such issues during peak season with its rapid guest turnover is not possible in a timely manner, which poses significant challenges for us.

We would be happy to return your deposit in full at the end of your stay, instead of having to deduct any amount…

FOOD AND DRINKS

Placemats are provided for all tables! Please use them and ensure that no permanent rings or watermarks are left on the tables.

Please be careful when taking fragile glasses, plates, etc., outside.

KITCHEN

When using the dishwasher, please ensure that there is always enough dishwasher salt and rinse aid in the appropriate dispensers! (Pay attention to the indicator lights!) Dishwasher tablets, rinse aid, and special salt can be found in the kitchen under the sink! If these run out, we kindly ask you to purchase more at the supermarket and leave them in the holiday home for the next guests, so that they will also find some available!

BATHROOMS

Washable carpets and bath mats are laid out in the bathrooms.

Please use ONLY TOILET PAPER in the toilet. Please do not flush tissues, paper towels, tampons, or sanitary napkins! Please use the small waste bins in each bathroom for these items. The sewage system in southern countries is not comparable to Central European standards, and a blocked toilet could ruin your holiday or lead to substantial claims for damages. Thank you!

CHILDREN

Children are of course very welcome here.

For children, you will find games, puzzles, books, etc. in the holiday home, and upon request, a travel cot, changing table, and baby equipment.

We would appreciate it if the children refrained from decorating the walls and furniture with “paintings.” Plenty of drawing paper is available at every corner shop for very little money.

As parents, you are responsible for your children and any damage they cause. We accept no liability whatsoever.

PETS

Your furry friends are also very welcome with us, provided you book in advance. Fabric dog beds are available in the holiday home, but must always be used with a cover. The olive grove is fenced, but we wouldn’t presume to call it “escape-proof.” Nevertheless, please do not leave your dog unattended on the property or in the house, and take him for a walk every few hours. Please clean up after your dog in the garden immediately!

Dogs are generally not allowed on the sofa, other upholstered furniture, sun loungers, or in the bed.

All furnishings and mattresses are new, and not every subsequent guest finds the “Jack Wolfskin design” particularly stylish. If you’d like to do something without your dog, we might be able to find someone who offers dog sitting for a few hours.

You are responsible for any damage caused by your pet to the building and its furnishings.

We strongly recommend pet liability insurance, or it may even be included in your regular household insurance.

UTILITIES/HEATING/AIR CONDITIONING/ELECTRICITY/WATER

The house is equipped with radiators for the cooler months. If more heat is needed, the air conditioning can also be used, but this results in very high energy costs.

However, should we find that energy consumption is disproportionately high due to the simultaneous operation of heating and open windows/doors, we expressly reserve the right to bill separately for electricity and gas costs.

In many southern regions, water shortages can occur in summer due to the heat and low rainfall. Water is a precious resource. We ask you to be responsible when showering, bathing, and doing laundry! Thank you for your understanding.

BBQ / GRILL

A grill is available for your use. Charcoal and firelighters can be found in the supermarket or hardware store.

ELECTRICAL BOX

The electrical panel is located in the stairwell and in both apartments. If there is a power outage, check there to see if the residual current device (RCD) has tripped, or call the property manager.

WIFI

Upon arrival you will receive the WIFI password for the fiber optic internet, which is also ideal for digital nomads and business travelers.

If your router is malfunctioning, you can try switching it off, waiting approximately 30 seconds, and then reconnecting it to the power supply. This should reset the router.

If you are still experiencing problems, please contact us so we can arrange for the necessary repairs.

Use of the Wi-Fi is at your own risk. It is strictly forbidden to download any illegal content via the house Wi-Fi or to consume excessive amounts of data, as this could result in the landlord receiving additional charges from the internet provider. The landlord accepts no liability for content downloaded by tenants and expressly reserves the right to claim any additional costs incurred from the internet provider.

LIABILITIES

Use of the premises and grounds is at your own risk. Parents are responsible for their children. We accept no liability whatsoever, including for accidents.

We take every possible safety precaution to prevent accidents from happening in the first place. We strongly recommend taking out accident insurance.
